Double & Single Storey Extensions

We were contracted to build a single storey and Double storey extensions to a house in Stanley, Wakefield.  

Paved areas

We at Osborne Construction Services have undertaken some small and medium sized paving contracts for our private clients. We only do the work throughout the months of the year where the weather is warmer. The laying of paving flags in the winter months can lead to problems with the paving not setting properly which can lead to the flags lifting off the beds of mortar 

Dining room extension

This is a new 3m x 4m rear dining room extension to add extra dining space to a smaller kitchen/dining room

Block paved driveway

A tired looking tarmac driveway was given a facelift with a new contemporary looking block paved drive and entrance walkway

New Kitchen Installation

This involved the re-modelling of a kitchen area. There was a new floor installed to make the area level, re-plastered, re-wired and a new kitchen installed. The walls were tiled by one of our sub contractors as-well

New Builds

This is our most recent project for Kemast construction. We built the house using new sawn stone walling and ashlar stonework. The house has a large archway to the front to take advantage of the views up the Holme valley.

Single Storey Extension

A re-claimed stone with blue slate roof single storey extension with bi fold patio doors. This leads to a new area of decking with inset decking lights.

 

Garden Room

A stunning rendered garden room with traditional stone slate roof. The large window at the front has been designed to take in the stunning panoramic views of the Holme Valley and also to allow more light in to the lounge area.




Conservation Works

This was the re-building of an existing garage using only the original photos to work form. It was a listed building and we had to work within the guidelines of Kirklees council’s heritage department and building control. We used traditional lime mortar methods in the construction and had to have the work inspected as we proceeded.

Loft Conversion

An existing bungalow was re-designed to utilise the extensive loft area. The loft area included a new staircase, master bedroom with en-suite. Downstairs a new bathroom was fitted, new kitchen extension and alterations to the utility area. This was done to a strict budget and time frame.

 

Wrap Around Extension Surbiton

This was a wrap around extension to a link detached property in the outskirts of London. The foundations required piling due to poor ground conditions. There was a considerable amount of steelwork to support the corner of the existing house walls. This created an open area living space that fitted in with the client’s lifestyle. (In conjunction with Acropolis Design)
